Getting a property ready for a REAC/NSPIRE, HQS or agency inspection — and correcting what a failed one turned up.
An inspection is won or lost on details: a missing GFCI cover, a loose handrail, a window that will not latch, a smoke alarm past its date, a gap under a door. We walk the property ahead of time against the standard it will be inspected to, list every condition that would be written up, and put it right before the inspector arrives.
We work to HUD’s NSPIRE standard, which has replaced UPCS for public housing and is replacing HQS for the Housing Choice Voucher programme, and to HQS where a programme still uses it. The same walk-through suits a lender’s or insurer’s inspection, or an owner who just wants to know where a building stands before anyone else looks.
If an inspection has already been failed, send us the report. We work it item by item, correct each finding, and photograph each one before and after, so you finish with a record you can submit and keep.
We are not inspectors and we do not issue, influence or predict official results. What we do is find and fix the physical conditions that cost a property its score.
